Legionella Testing for Hotels & Leisure

What is Legionnaire’s Disease?

A potentially fatal form of bacterial pneumonia that is common in natural water sources.

Who is at risk?

  • Everyone is susceptible to infection

The risk increases with age but some people are at higher risk including:

  • People over 45 years of age
  • Smokers and heavy drinkers
  • People suffering from chronic respiratory or kidney disease
  • Anyone with an impaired immune system

Your responsibilities

Health and Safety Executive (HSE) guidance states that if you are an employer or someone in control of premises, you must understand the health risks associated with Legionella and control any risks.  You must understand how to:

  • Identify and assess sources of risk
  • Manage any risks
  • Prevent or control any risks
  • Keep and maintain the correct records
  • Carry out any other duties of care including regular water testing

Risk assessment  - Specific guidance for Hotel and Leisure facilities.

The concentration of high risk areas (showers, spa baths) within Hotel and Leisure facilities means that you must not underestimate the need to regularly test for the presence of Legionella.  You will most probably be unaware if any of your clients are in the higher risk category.

Regularly reviewing your risk assessment and water testing (especially if there have been changes to the water system) will ensure that you can take any necessary action required in a timely way.

You will probably be unaware if your clients or residents fall into any of the higher risk categories. However public showering areas, in particular, have been the source of historic outbreaks of Legionnaire’s Disease.

If your facilities include a spa pool (Jacuzzi®) the risk is heightened as the hot water and resulting aerosol (water droplets in the air) provide the ideal breeding conditions for the Legionella bacteria.  The virus is then transmitted via inhalation to the unsuspecting public.
